Your Closing

Congratulations! You’re moving forward with your new home purchase or sale! This is where we come in. In preparation for your closing we prepare and compile necessary legal documents, close the transaction and handle the money involved in your purchase or sale.

Closings 101

In much of the country, a Title Agent (also called a Settlement Agent or Escrow Agent) will conduct your closing. In Georgia and similar states the law mandates an attorney conducts the transaction. During your closing (or settlement) you will sign various documents. Some key documents may include:

Combined Closing Disclosure (“CD”): A CD contains the financial terms and costs of your transaction. Your lender should provide your CD prior to closing (eliminating surprises).

Promissory Note: This is your promise to repay the loan. Details include the loan amount, interest rate, payment and maturity dates.

Security Deed: Often referred to as the mortgage document, this is a security instrument preserving the lender’s right to foreclose on the home if the borrower fails to repay the loan.

Once the Buyer and the Seller have signed necessary documents, title insurance policies are typically issued, sale proceeds are distributed and… the Buyer obtains the keys for their new home!



Be sure to bring your ID (2 forms), Power(s) of Attorney documents (originals) or any conditional documents required by your lender (tax returns, gift letters, etc.).
